Preconstruction Phases: A Step-by-Step Guide

Each preconstruction condo project follows four key phases:

Phase 1: Reservation

During this initial phase, developers offer units at the lowest prices of the entire project timeline, often below market value. Buyers can reserve their desired unit with a deposit of 10-20% of the unit's value through a "reservation agreement." This deposit is fully refundable, making it a low-risk way to secure a unit while developers gauge demand and secure financing from lenders.

Phase 2: Contract

Once the developer reaches the required number of reservations, they transition to creating "hard contracts." These contracts include detailed legal and technical specifications of the project, such as condominium documents. This phase typically occurs 1-3 months after signing the reservation agreement.

Phase 3: Construction
